What an estate cleanout costs in Atlanta

The short answer

Estate cleanouts are priced by volume, because nobody can itemize a house that has been lived in for forty years.

A one-bedroom condo where the family has already taken what they want is often a half truck, $431. A three-bedroom ranch in Decatur or Chamblee with a full basement is typically a full truck, sometimes more than one load. Disposal is included at every tier and there is no charge for stairs, attics or long carries.

The Atlanta basement is the whole story

If you have not done one of these here before, this is the thing to understand: the volume is almost never in the living space. It is below it.

The metro sits on rolling Piedmont terrain, which means an enormous share of the housing stock built from the 1950s onward has a basement or a daylight basement. In Brookhaven, North Druid Hills, Sandy Springs, Dunwoody, Tucker, Smyrna and across DeKalb, the standard ranch has a lower level that started as a workshop and became storage.

Forty years of that is a lot. Holiday decorations, paint cans, a chest freezer that has been unplugged since 2009, the kids' furniture from three moves ago, filing boxes, a workbench, an exercise bike. The main floor of the house might be a half truck. The basement is the other truck.

Attics are the same story on a smaller scale — pull-down stairs over a garage in an East Cobb two-story, stacked to the rafters with boxes.

How the visit actually runs

• Family takes first. Before anything is booked, the family removes what is being kept. Do not schedule a cleanout around a decision that has not been made.
• Anything of value gets separated. If there is a dealer or an estate-sale company involved, let them work first. A cleanout is the last step, not the first.
• Then the volume goes. One visit if it fits, two if the basement is what basements usually are.

The price is agreed before the truck leaves the yard. For anyone handling this from out of state — which, given how many families here have relatives who moved away, is most of them — that matters. You can approve a number from a phone in another time zone and it does not change.

Itemizing the big pieces instead

If the house is already mostly empty and it is down to the heavy things, item pricing is often cheaper than a tier.

A worked example from a Chamblee ranch: china hutch $160 + dining table (6-8 seat) $163 + upright piano $290 = $613. That is close enough to a full truck at $732 that you would usually take the truck and put the rest of the house in it.

The pieces that surprise families

The upright piano. $290. Nearly every long-held Atlanta house has one, and nobody wants it — the used piano market is thin and a piano that has sat through decades of Georgia humidity without regular tuning is unsellable. A baby grand is $438.

The chest freezer in the basement. $146, and it has to be emptied first. Do that a day ahead, not on the morning.

Books. $45 a box. A retired teacher's house in Druid Hills or Morningside can hold twenty boxes of them, and paper is heavy.

The solid-wood bedroom set. The 1970s and 80s bedroom suites are genuinely well built and genuinely unwanted. A large dresser is $148, a chest of drawers is $126.

Access, gates and the driveway

Tell us the access at booking. It does not change the price but it changes the plan.

Steep driveways are the common one. A lot of Brookhaven, Decatur and Sandy Springs houses sit above or below the street on a short, angled drive that a box truck cannot back down. The truck stages on the street and the carry gets longer — already priced in.

Gated communities in Johns Creek, Alpharetta and Peachtree City need a code or a call-box name on file. Chastain Park and Tuxedo Park houses have long drives and the truck needs a turning plan. Condo buildings in Buckhead and Midtown need a certificate of insurance and a reserved freight elevator window, which we arrange with management as part of the booking.

Timing it around the sale

Most estate cleanouts are on a clock — a listing date, a closing, an executor's deadline. Book the removal against the date, not against the emotional readiness, because the date does not move.

Two practical Atlanta notes. First, spring is the heavy listing season here and it is also pollen season, so if the plan involves staging anything in the driveway, plan for it to be yellow. Second, the arrival window is fixed at booking, which matters when a crew is crossing from Douglasville to Dunwoody and I-285 is between them and you.

Describe the house — rooms, whether there is a basement, whether there is an attic, whether the family has been through it — and pick a tier. You will have a number before anyone drives out, and it is the number on the invoice.
