Condo Cleanouts in
Midtown Atlanta

Midtown is a spine of glass towers — Spire, Viewpoint, 1010 Midtown, SkyHouse — and clearing a condo in one is a logistics job before it's a hauling job. We handle both. The COI naming your building's management as additional insured, the freight elevator and dock window reserved with the concierge, the sectional split for the service elevator, and the office furniture and e-waste out in the same trip. One flat photo-quoted price, no high-rise surcharge, and no Georgia sales tax on the service.

Why a Midtown tower isn't a normal cleanout

The furniture is the easy part. In a Midtown high-rise the actual work is the building's rules, and every glass tower on Peachtree and West Peachtree runs the same protocol: a vendor cannot use the freight elevator or the loading dock until a Certificate of Insurance is on file naming the building's management — and usually the HOA — as additional insured, typically at $1M or more in general liability. The freight elevator itself is reserved 24 to 72 hours in advance with a fixed 3 to 4 hour dock window, moves are restricted to weekday business hours, and time is metered at the dock — run past your window and the building bills the overrun or simply shuts the elevator down. Nobody is dragging a sofa across the lobby, and there is no curb to leave anything on.

This is where a gig-crew marketplace or a curbside hauler falls apart, and it's exactly what we built this service around. We issue the COI (usually the same day), coordinate the elevator and dock window with your concierge or building manager, and plan the carry-out through the service core so the crew is in and out inside the window. Sectionals get split for the service elevator, and if the unit was doubling as a home office, the desks, chairs, monitors, and e-waste ride out in the same trip. It's the Brickell / high-rise playbook, tuned for Midtown — and none of it costs extra.

What a Midtown condo cleanout covers

  • Condo turnover — a whole unit emptied between owners or tenants, carried out through the freight elevator, broom-clean for the next closing.
  • Investor & flip clears — the old furniture out on the deadline, so the paint-and-list crew can move in.
  • Downsizing within the building — moving to a smaller unit or a suburban home; keep what goes, we clear the rest.
  • Home-office & small-suite clear-outs — desks, office chairs, filing cabinets, conference tables, monitors, and computers, with e-waste recycled.
  • Single heavy pieces — a sleeper sofa, a Peloton, a mattress set, or a split sectional out of a high floor with no curb-drag.

How a COI-ready cleanout runs

1 · Photo & flat price

Send photos of the unit. You get an exact flat number back in seconds — the whole condo or the single pieces, no in-home estimate and no callback.

2 · COI & elevator

Tell us the building. We issue the COI naming management as additional insured and reserve the freight elevator and dock window with the concierge, 24-72 hours out.

3 · We clear it

The crew works inside the dock window, splits sectionals for the service elevator, and carries everything out through the core. E-waste recycled, usable pieces donated.

How much does a Midtown condo cleanout cost?

Flat and photo-scoped before anyone drives. A whole-condo clear prices as a truck-fill; single pieces price on their own. The COI, the freight elevator, and the carry-out from a high floor are all included — there is no surcharge for the tower. For context, Homeyou pegs the average Atlanta junk-removal job around $225–$250, and traditional full-service haulers (1-800-GOT-JUNK and the like) charge roughly $150–$600+ after an on-site estimate; ours is quoted flat off a photo with no visit.

ScopeFlat price
Partial condo / a few pieces (1/4 truck)$241
One-bedroom clear (1/2 truck)$431
Larger two-bedroom (3/4 truck)$587
Full-truck condo clear$732
Sofa / sectional (3-piece)$126 / $185
Queen mattress$103
Desk / office chair$83 / $61
TV (any size) / monitor$62–$98 / $58

$75 minimum. COI, freight elevator, dock coordination, and the high-floor carry-out are all included — no high-rise surcharge. No Georgia sales tax on the service — the quote is the total.

Sectionals split, office furniture and e-waste in one trip

Two things trip people up in these towers. The first is the sectional — bought for the open-plan living room, it won't clear the unit door or the freight elevator in one piece. We break it into its sections and pull the legs and cushions on site, and it's still priced as one flat number by piece count (2-piece $141, 3-piece $185, 4-piece $228, 5-piece $271). The second is that a Midtown condo is often also a workspace: a home office, a consultant's suite, a startup's overflow. Rather than book two crews, we clear the desks ($83), L-shaped desks ($103), office chairs ($61), filing cabinets ($60–$75), and conference tables right alongside the couch and the bed, and the monitors ($58), computers ($83), and TVs ($62–$98) go out with them — routed to e-waste recycling rather than a landfill. One booking, one flat price, one dock window.

Why the city's bulk program doesn't help a high-rise

The City of Atlanta's Office of Solid Waste Services does by-appointment bulky-item pickup, but read the fine print and it's clearly not built for a tower: it's single-family curbside only, scheduled to your regular collection day, capped at 12 collections a year with a $343.10 fee once you go over. A Midtown condo is not a single-family home with a curb, the freight-elevator-and-dock reality means nothing can be "set out" anyway, and a turnover on a closing deadline can't wait for a scheduled collection day. So for the tens of thousands of condo owners and renters along the Midtown spine, the municipal program simply isn't an option — which is the whole reason an on-demand, COI-ready, inside-the-unit service exists. We handle the building, carry it out, and the flat price is tax-free.

What happens to what we clear

Metro Atlanta's disposal costs are low, so keeping things out of the landfill is a values call for us more than a margin one. Furniture in good shape goes to donation — the Furniture Bank of Metro Atlanta places gently-used pieces with families rebuilding a home, and Goodwill of North Georgia and Habitat for Humanity ReStore take the rest. Electronics — monitors, computers, TVs — are routed to e-waste recycling rather than dumped, and metal from desks and filing cabinets is separated for scrap. Only the true remainder is disposed of at the nearest facility, and all of that is already in your flat price.

When Midtown owners and managers call us

  • Condo turnover — between an owner move-out and the next closing, cleared inside the dock window.
  • Investor flip — the dated furniture out fast so the renovation can start on schedule.
  • Georgia Tech move-out — the spring and summer wave as grad students and faculty clear Midtown-edge units.
  • Downsizing or relocating — a corporate move or a jump to a smaller unit, with donation receipts on request.
  • Small-office & suite clear-outs — a home office or a compact Midtown suite emptied with the e-waste handled.

What Midtown residents say

★★★★★

"Turned over a unit at SkyHouse and the building wouldn't let anyone near the freight elevator without a COI. They had it filed the same day, booked the dock window with the concierge, and split my sectional to get it out. Flat price, nothing added at the end."

— Priya N., SkyHouse Midtown
★★★★★

"My 1010 Midtown condo was also my home office. They cleared the desk, the filing cabinets, two monitors and the couch in one trip, on a weekday dock window, and recycled the electronics. Priced the same as a normal apartment — no high-rise upcharge."

— Derek W., 1010 Midtown
★★★★★

"I manage several Spire units for out-of-town owners. JunkRabbit is the only hauler I don't have to babysit — COI ready, elevator reserved, in and out inside the window, flat photo price every time."

— Alicia M., Spire (property manager)

Midtown condo cleanout questions, answered

Can you provide a COI for my building?

Yes — we issue a Certificate of Insurance naming your building's management (and HOA) as additional insured, typically at $1M or more, usually the same day. Midtown towers require it before a vendor touches the freight elevator or dock.

Do you book the freight elevator and dock window?

We coordinate it with your concierge or building manager. Midtown elevators reserve 24–72 hours out with a 3–4 hour weekday dock window, metered at the dock — we book a window and finish inside it.

Is there a high-rise or stairs surcharge?

No. The COI, the elevator, the dock coordination, and the carry-out from any floor are all in the flat price. A 30th-floor condo prices like a townhouse, and there's no Georgia sales tax on the total.

How much does it cost?

Photo-scoped and flat: a partial condo is $241 (1/4 truck), a one-bed $431 (1/2), a larger two-bed $587 (3/4), a full clear $732. Single pieces price on their own. $75 minimum.

Can you split a sectional and do office furniture too?

Yes — sectionals are split for the service elevator (still one flat price by piece count), and desks, chairs, filing cabinets, monitors, and TVs come out in the same trip with e-waste recycled.

How is this different from a gig-crew hauler?

A per-item gig marketplace can't reliably file a COI, book a dock window, or carry a split sectional through a service core — and it's often not same-day. We do all of it, full-service, for one flat tax-free number.
