High-Rise Condo Junk Removal
Across Metro Atlanta

From the Midtown spine to Buckhead's luxury residences to the Perimeter towers, an Atlanta high-rise clear-out is a building-access job first and a hauling job second — and we run both ends. We issue the Certificate of Insurance your management requires, reserve the freight elevator and dock window with the concierge, split sectionals for the service elevator, and carry everything out through the core. One flat photo-quoted price from $241, no high-rise surcharge, and no Georgia sales tax on the service.

The one thing every Atlanta tower has in common

Different skylines, same rulebook. A glass tower on Peachtree, a marble-lobbied residence off Lenox, a mixed-use building at Atlantic Station, a Perimeter condo overlooking GA-400 — they all gate their freight elevator and loading dock behind the same requirement: a vendor cannot use them until a Certificate of Insurance is on file naming the building's management (and typically its HOA) as additional insured, usually at $1 million or more in general liability. On top of that, the elevator is booked 24 to 72 hours out with a fixed 3-to-4-hour dock window, moves are limited to weekday business hours, and time gets metered at the dock — blow the window and the building either bills the overrun or shuts the elevator on you. There's no lobby-dragging and no curb to lean anything against.

That paperwork-and-logistics wall is precisely where an unvetted gig crew or a curbside hauler falls apart, and it's the whole reason this service exists. We carry the insurance, so we can put a compliant COI in front of your building office — usually the same day — lock the elevator and dock window with the concierge, and route the carry-out through the service core so the crew is done inside the window. It's the same tower discipline the Brickell and SoMa high-rise haulers run, adapted to Atlanta's buildings, and none of it adds a dollar to the flat price.

The towers and districts we cover

  • Midtown — the densest tower spine in the Southeast: Spire, Viewpoint, SkyHouse Midtown, 1010 Midtown and the newer high-rises along Peachtree and West Peachtree, plus the Georgia Tech-edge student and faculty units.
  • Buckhead — the luxury-residence belt: Sovereign, The Charles, Realm, Mandarin Oriental Residences, and the towers along the Lenox and Phipps corridor, run to white-glove standards.
  • Downtown — office-to-residential towers and high-rise condos around Peachtree Center and the event district, where loading is tighter on game and convention days.
  • Atlantic Station — the compact mixed-use towers over retail, where all access runs through garage and service cores rather than any curb.
  • Perimeter (Sandy Springs & Dunwoody) — the Perimeter Center condo and office towers off I-285/GA-400, heavy with corporate-relocation turnover.

How a COI-ready high-rise clear runs

1 · Photo & flat price

Send photos of the unit and tell us the building. You get an exact flat number back in seconds — the whole condo or the single pieces, no in-home estimate.

2 · COI & elevator

We issue the COI naming your management as additional insured and reserve the freight elevator and dock window with the concierge, 24–72 hours out.

3 · Out through the core

The crew works inside the dock window, splits sectionals for the service elevator, and carries it all out through the service core. E-waste recycled, usable pieces donated.

How much does high-rise condo junk removal cost in Atlanta?

Flat and photo-scoped before anyone drives. A whole-unit clear prices as a truck-fill; single pieces price on their own. The COI, the freight elevator, and the high-floor carry-out are all included — the tower never costs extra. For context, Homeyou pegs the average Atlanta junk-removal job around $225–$250, and traditional full-service haulers charge roughly $150–$600+ after an on-site estimate; ours is quoted flat off a photo with no visit.

ScopeFlat price
A few pieces / partial unit (1/4 truck)$241
One-bedroom clear (1/2 truck)$431
Larger two-bedroom (3/4 truck)$587
Full-unit clear (full truck)$732
Sofa / sectional (3-piece)$126 / $185
Queen mattress$103
Desk / office chair$83 / $61
TV (any size) / monitor$62–$98 / $58

$75 minimum. COI, freight elevator, dock coordination, and the high-floor carry-out are all included — no high-rise surcharge. No Georgia sales tax on the service — the quote is the total.

Sectionals, mattresses, and the service-elevator squeeze

The single thing that stalls a tower move-out is a piece that won't fit the freight elevator or the unit door. A sectional bought for the open living room is the usual culprit; a heavy sleeper sofa or a king mattress set is the next. We break sectionals into their sections and pull the legs and cushions on site, walk long pieces onto the service elevator diagonally, and never leave a scrape on the corridor — and a sectional is still one flat number by piece count (2-piece $141, 3-piece $185, 4-piece $228, 5-piece $271). If the unit doubled as a home office, the desks ($83), office chairs ($61), filing cabinets ($60–$75), monitors ($58), and TVs ($62–$98) ride out on the same dock window, with e-waste routed to recycling. One booking, one flat price, one window.

Why the city's bulk program is useless in a tower

The City of Atlanta's Office of Solid Waste Services runs by-appointment bulky-item pickup, but it's built for houses, not high-rises: single-family curbside only, scheduled to your regular collection day, capped at 12 collections a year with a $343.10 over-limit fee. A condo owner has no curb to set anything on, the freight-elevator-and-dock reality means nothing can simply be "put out," and a turnover on a closing deadline can't wait for a scheduled collection day weeks out — assuming apartments and condos were even eligible, which they're not. For the tens of thousands of tower residents from Midtown to the Perimeter, the municipal program is a non-answer, which is exactly why an on-demand, COI-ready, inside-the-unit service is the one that works. We handle the building, carry it out, and keep the flat price tax-free.

What happens to what we clear

Metro Atlanta's disposal costs are low, so diverting from the landfill is a values call for us more than a cost one. Furniture in good shape goes to donation — the Furniture Bank of Metro Atlanta places gently-used pieces with families rebuilding a home, and Goodwill of North Georgia and Habitat for Humanity ReStore take the rest. Electronics — monitors, computers, TVs — go to e-waste recycling rather than a dumpster, and metal is separated for scrap. Only the true remainder is disposed of at the nearest facility, and all of it is already inside your flat price.

Why tower owners and managers choose JunkRabbit

  • COI on file, same-day — a compliant certificate naming your management as additional insured, so you're never stuck between the building office and the calendar.
  • Elevator and dock handled — reserved with the concierge, worked inside the window, no overrun bills.
  • Flat photo price — quoted from a photo, no in-home estimate, no hourly meter.
  • No high-rise surcharge, no tax — a top-floor unit prices like a ground-floor one, and Georgia doesn't tax the service.
  • One crew for the household and the office — furniture, e-waste, and small-suite pieces out on the same booking.

What high-rise residents say

★★★★★

"Cleared my unit at The Charles for a sale. The building needed a COI before anyone touched the dock — they had it filed same-day, booked the elevator, and split my sectional. White-glove the whole way, and the flat price didn't move."

— Gregory A., Buckhead
★★★★★

"Corporate relocation out of a Perimeter tower in Dunwoody. Weekday dock window, COI for management, desk and monitors recycled along with the furniture. In and out inside the window. No surprises on the invoice."

— Sandra L., Dunwoody
★★★★★

"I lease out a couple of Atlantic Station units and JunkRabbit is the only hauler I trust with the building rules. COI ready, elevator reserved, flat photo price every turnover. Zero babysitting."

— Terrence M., Atlantic Station (owner)

High-rise condo questions, answered

Can you provide a COI for my building?

Yes, metro-wide — Midtown, Buckhead, Downtown, Atlantic Station, and the Perimeter. We issue a Certificate of Insurance naming your management (and HOA) as additional insured, typically at $1M or more, usually the same day.

Do you book the freight elevator and dock window?

We coordinate it with your concierge or building manager — reserved 24–72 hours out, 3–4 hour weekday window, metered at the dock. We finish inside the window.

Is there a high-rise or stairs surcharge?

No. The COI, the elevator, the dock coordination, and the carry-out from any floor are all in the flat price, and there's no Georgia sales tax on the total.

How much does it cost?

Photo-scoped and flat: a partial unit is $241 (1/4 truck), a one-bed $431 (1/2), a larger two-bed $587 (3/4), a full clear $732. Single pieces price on their own. $75 minimum.

Which buildings do you cover?

Towers across the metro — Spire, Viewpoint, SkyHouse, 1010 Midtown; Sovereign, The Charles, Realm, Mandarin; Downtown and Atlantic Station; and the Perimeter towers in Sandy Springs and Dunwoody.

How is this different from a gig-crew hauler?

A per-item marketplace can't reliably file a COI, book a dock window, or carry a split sectional through a service core — and it's rarely same-day. We do all of it, full-service, for one flat tax-free number.
